LOCATION Highlands Ranch is a modern development in Douglas County, Colorado on the outskirts of Denver, about twenty miles south of downtown. On Highway 121, Highlands Ranch is close to most of the region’s key highways and interstates, including State Highway 85 to the east and I 25 to the west. Both SH 85 and I 25 journey north to Denver and south to Castle Rock, Colorado Springs, and southern Colorado. 121 makes up part of the ring of highways that encircles Denver; important highways and interstates radiate from this ring at intervals and head for destinations across Colorado. Parker is about fifteen miles south east of Highlands Ranch on Route 83, and Castle Rock is about twenty miles south on I 25. TRANSPORTATION/AIRPORTS With one of America’s highest rated public transport systems, the Denver region has an efficient and comprehensive light rail and bus service. Highlands Ranch is served by the Regional Transportation District (RTD) RanchRider bus service on its Route 426; the park-n-ride station is conveniently close to the Town Center. The route journeys into Denver and serves Highlands Ranch and neighboring centers.
Residents of Highlands Ranch use Denver International Airport, which is the fifth largest in the nation. Superb design allows for quick turnarounds, which has lead to the airport being consistently rated as one of the least delayed in the country. Denver International offers service to over a hundred and thirty destinations worldwide and countless national and regional centers. BRIEF HISTORY The abundant lands between the Rocky Mountains and the southern plains were prime hunting grounds for the Ute, Cheyenne, and Arapaho Indians for centuries. Spaniards claimed the region for their regent in the mid-fifteen-hundreds, and it passed back and forth between Spain and France until Napoleon sold it to the United States as part of the Louisiana Purchase of 1803.
British and European settlers began to infiltrate Colorado in the mid-nineteen-fifties, spreading north and west in the search for adventure and economic opportunity. In 1859, Highlands Ranch town father Dad Clark moved to the site of the future settlement. He filed a claim for a 160-acre homestead on the site of today’s Highlands Ranch Golf Club and planted his land with potatoes. He was immensely successful and put his profit to good use, donating a great deal for local infrastructure, including giving eighty acres and five hundred dollars to set up a Methodist college (this later became the University of Denver at University Park). John Springer moved to the region in the eighteen-nineties and built a ranch and mansion, called Castle Isabel for his second wife (his first died not long after the move). By the turn of the century his holdings accounted for about 23,000 acres. The ranch remained in the family until 1937, when Lawrence C. Phipps, Jr., son of a U.S. Senator from Colorado, bought it to run cattle on. Phipps named his farm “Highlands Ranch” and the name stuck when in 1997, the property was bought by Shea Homes. Shea Homes sub-divided and built the city of Highlands Ranch in 1981, maintaining the gorgeous mansion as a historical landmark for residents. The City is currently developing a future historic park on surrounding land. Highlands Ranch features 19 parks and 2,000 acres of natural open space areas, which are managed by the Metro Districts. From popular neighborhood pocket parks that pepper the community to larger parks with diverse amenities, we have parks for every outdoor interest!
All facilities are available for use on a first come, first served basis unless they are reserved. All organized sports programs or teams of five or more players must acquire a park permit for practice or games prior to field use.

Dog Off-Leash Areas in Highlands Ranch The Metro Districts offer 4 dog off-leash areas in the community, enabling dogs to exercise, socialize, and run off leash. Water is available on site during irrigation season. Rules are posted at each location. If you have questions or need to report a problem regarding a dog off-leash area, please contact the Metro Districts at 303-791-2710.

Closing or Settlement >Preparing for the Walk Through
When moving out of a house you have lived in for a long time, you may discover years' worth of dust that was previously concealed by your home furnishings. If you don't have the time or energy to clean your house for the new owners, a useful option is to pay a professional to do the job.
Before going to the closing table, your buyers will have a last chance to walk through the house and check the appliances, mechanical systems and overall condition to make sure everything is consistent with the sales contract. Even though they really want the house, at this point "buyers' remorse" may be prompting them to look for a reason to call the transaction off. Because an otherwise minor problem or defect can sometimes trigger last-minute cold feet, your best insurance is to make the house look great. Everything should be working properly, and all the agreed-upon repairs should have been made before the buyers arrive to look at the house. You can promote a more relaxed, positive atmosphere for the closing if you take special care in preparing for the walk-through inspection.
