About the Highlands Ranch, Colorado Area

Highlands Ranch is an affordable master planned community on the outskirts of Denver. With nineteen parks, two-thousand miles of green space, and over sixty miles of walking, horseback riding, and biking trails, Highlands Ranch appeals to those who prefer an active lifestyle. The City has two skate parks for skateboarding, biking and inline skating, an outdoor ice hockey rink, eight public tennis courts, three ball fields, an outdoor amphitheater, four lovely gardens and a restful old park around the historic original Highlands Ranch mansion house. Several golf courses provide locals and visitors alike with top golfing in a beautiful setting, and there are several superb regional parks in and around the city. Many of these, particularly the Bluffs Regional Park, and the Bayou Gulch Regional Park, have stunning views of Denver and the Rocky Mountains beyond.

Highland Ranch coordinates a wide range of youth, adult, and senior recreation activities, and ball parks, courts, and fields are plentiful. The Redstone Park Tennis Center is an exceptional venue that was the recipient of a USTA Outstanding Facility Award in 2001, and that plays host to a number of important events throughout the year.

Working families are drawn to this green city, which was built during and since the nineteen-eighties by the well established Shea Company (who built the Hoover Dam and the Golden Gate Bridge). Careful town planning means that amenities like stores and parks are close to homes, and the homes themselves are tidy and new.

The Douglas County School District adds additional appeal to relocating families. With some of the best schools in Colorado, the district has consistently high ratings across the board and a demonstrated commitment to student excellence and empowerment. There are also a number of good charter schools and private schools to choose from in the city.

The local community is friendly and neighborly and residents get together to celebrate festivals and events throughout the year. Highlands Ranch Town Center is modern and convenient, and includes a major transport center for the region with links to Denver and surrounding towns.

Gateway to the Rocky Mountains, Denver is a beautiful and cosmopolitan city with world class arts and culture and exciting sports and entertainment. Denver has three major league teams and is home to the world’s largest park system.

Residents of outlying suburbs like Highlands Ranch and neighboring towns like Parker and Castle Rock are close enough to take advantage of all that this bustling metropolis has to offer, without sacrificing the benefits of living in a small neighborly community.

LOCATION
Highlands Ranch is a modern development in Douglas County, Colorado on the outskirts of Denver, about twenty miles south of downtown. On Highway 121, Highlands Ranch is close to most of the region’s key highways and interstates, including State Highway 85 to the east and I 25 to the west. Both SH 85 and I 25 journey north to Denver and south to Castle Rock, Colorado Springs, and southern Colorado.

121 makes up part of the ring of highways that encircles Denver; important highways and interstates radiate from this ring at intervals and head for destinations across Colorado.

Parker is about fifteen miles south east of Highlands Ranch on Route 83, and Castle Rock is about twenty miles south on I 25.

TRANSPORTATION/AIRPORTS
With one of America’s highest rated public transport systems, the Denver region has an efficient and comprehensive light rail and bus service. Highlands Ranch is served by the Regional Transportation District (RTD) RanchRider bus service on its Route 426; the park-n-ride station is conveniently close to the Town Center. The route journeys into Denver and serves Highlands Ranch and neighboring centers.

Residents of Highlands Ranch use Denver International Airport, which is the fifth largest in the nation. Superb design allows for quick turnarounds, which has lead to the airport being consistently rated as one of the least delayed in the country. Denver International offers service to over a hundred and thirty destinations worldwide and countless national and regional centers.

BRIEF HISTORY
The abundant lands between the Rocky Mountains and the southern plains were prime hunting grounds for the Ute, Cheyenne, and Arapaho Indians for centuries. Spaniards claimed the region for their regent in the mid-fifteen-hundreds, and it passed back and forth between Spain and France until Napoleon sold it to the United States as part of the Louisiana Purchase of 1803.

British and European settlers began to infiltrate Colorado in the mid-nineteen-fifties, spreading north and west in the search for adventure and economic opportunity. In 1859, Highlands Ranch town father Dad Clark moved to the site of the future settlement. He filed a claim for a 160-acre homestead on the site of today’s Highlands Ranch Golf Club and planted his land with potatoes. He was immensely successful and put his profit to good use, donating a great deal for local infrastructure, including giving eighty acres and five hundred dollars to set up a Methodist college (this later became the University of Denver at University Park).

John Springer moved to the region in the eighteen-nineties and built a ranch and mansion, called Castle Isabel for his second wife (his first died not long after the move). By the turn of the century his holdings accounted for about 23,000 acres. The ranch remained in the family until 1937, when Lawrence C. Phipps, Jr., son of a U.S. Senator from Colorado, bought it to run cattle on. Phipps named his farm “Highlands Ranch” and the name stuck when in 1997, the property was bought by Shea Homes.

Shea Homes sub-divided and built the city of Highlands Ranch in 1981, maintaining the gorgeous mansion as a historical landmark for residents. The City is currently developing a future historic park on surrounding land.

Fun Facts about Colorado:

The state was named after the Spanish word "Colorado" which means "reddish colored" that presumably refers to the red sandstone formations in the area or reddish brown color of the Colorado River.

Real Estate Tips
Closing or Settlement >Preparing for the Walk Through

When moving out of a house you have lived in for a long time, you may discover years' worth of dust that was previously concealed by your home furnishings. If you don't have the time or energy to clean your house for the new owners, a useful option is to pay a professional to do the job.

Before going to the closing table, your buyers will have a last chance to walk through the house and check the appliances, mechanical systems and overall condition to make sure everything is consistent with the sales contract. Even though they really want the house, at this point "buyers' remorse" may be prompting them to look for a reason to call the transaction off. Because an otherwise minor problem or defect can sometimes trigger last-minute cold feet, your best insurance is to make the house look great. Everything should be working properly, and all the agreed-upon repairs should have been made before the buyers arrive to look at the house. You can promote a more relaxed, positive atmosphere for the closing if you take special care in preparing for the walk-through inspection.
