Advantages of a Buyer Broker  Carl is an "Accredited Buyer Representative" or ABR. This designation has only been earned by 3% of Realtors nationwide. As a buyer, it is very important that you engage a Realtor who will represent your best interests in what will probably be the largest investment of your life. In Colorado, a broker can either represent the seller or the buyer, or act as a transaction broker (represents neither party). A broker in Colorado cannot act as a dual agent as in some states. Going to a builder's site, an open house, or calling a listing broker from a sign you saw is just like consulting with an opposing attorney in a lawsuit! The builder's representative and the open house broker represent the seller’s best interests, not yours. At this time there is a glut of homes on the market in the Denver metro area and many properties are over-priced. You want to make sure you engage a broker who can do an accurate market analysis and then recommend a price to offer for the home. Neither a broker representing the seller nor a transaction broker can give you this advice. Please note: a buyer broker generally does not cost you anything since our commission is paid for by the builder or the listing agent as a fee earned for bringing them the buyer (you). Here is a scenario for sellers to avoid. You contact a real estate agent to list your home and the agent suggests that you might get more for your house than comparable homes on the market. The agent assures you that it only takes finding one person who is willing to pay your price!
Some agents approach a listing appointment as if they are bidding for your home. The unfortunate result is that you start out with an unrealistic opinion of your home's value. There is often a strong temptation to work with a person who says what you want to hear. An experienced, reputable real estate agent will back up their opinion of your home's value with hard data. The agent should give you information about the listing price of homes that are currently on the market, and recent selling prices of similar properties in your immediate area.
Even the most heroic marketing efforts won't work on a property that is obviously overpriced, (except in the most exaggerated of seller's markets.) Even if you find a buyer who is willing to pay more than your home is worth, the sale could fall apart when the appraisal comes in lower than the agreed-upon price. Listen to everything, but be careful!
